As interest rates have been going down over the past 30 years, bond prices have continued to go up. With the 10-year yield (risk free rate) at roughly 2.55%, and the Fed Funds rate at 1.5% (two more 0.25% hikes are expected in 2018), it’s hard to see interest rates declining much further. That said, long term interest rates can stay low for a long time. Just look at Japanese interest rates, which are negative (inflation is higher than nominal interest rate).
We pitched to an angel investor group. They were very excited about the idea but wanted to know who amongst us (doctor, accountant, salesman) was doing the coding. In my situation, I knew that I would be leaving San Diego and quitting my job many months in advance. I knew when we’d be leaving but I didn’t know where we’d be heading(since my fiancee was applying to med school). That sounds like more of a commitment then I would want. Regarding your book sales, it is probably relatively passive now, but certainly was not when you were writing the book. Now if you love it, great. Just not for me.


Taking Paid Surveys at Home: I was skeptical, at first, until my 17 year old son starting making money at home taking paid surveys. Companies desperately want your opinion, and they are willing to pay for it. The trick, of course, is knowing where to find the paid surveys that pay the best. One of the most popular and legitimate survey sites is Swagbucks. Not only can you make money taking surveys, but you can also make money by watching videos and even surfing the net. They also offer significant cash back for online shopping.
California had a per capita income of $29,906 during the five-year period comprising years 2010 through 2014. About every third county and every third place in California had per capita incomes above the state average. Though somewhat counterintuitive, this implies that counties and places with per capita incomes even slightly exceeding that of the state can be classified as "high income" given the natural division of places into a top third (high), middle third (medium), and lower third (low) when ranked by per capita income. He also manages to skirt the truth. For example, he talks about how he made an online offer that became an instant success in 24 hours. Perhaps a coworker purposefully tries to make your life miserable because they resent your success. In order to generate $10,000 in Net Operating Profit After Tax (NOPAT) through a rental property, you must own a $50,000 property with an unheard of 20% net rental yield, a $100,000 property with a rare 10% net rental yield, or a more realistic $200,000 property with a 5% net rental yield. When I say net rental yield, I’m talking about rental income minus all expenses, including a mortgage, operating expenses, insurance, and property taxes.
Though it can take a while to build up enough cash to put a 20% down payment on an investment property (the typical lender minimum), they can snowball fairly quickly. The key here is to correctly project income and expenses in order to calculate cash flow (the free cash you can put in your pocket after all associated property expenses have been paid). However you have to be sure to include the cost of a property manager in your calculations unless you want to manage the property yourself. Even with a property manager, you may be required to make large repair decisions every now and then – so while this is not a 100% passive activity, you are not directly trading your time for money like traditional employment.
And real estate does more than just track inflation – it throws off income (which is important to some people and useful to most). And while your underlying asset is appreciating, the income also grows as rents increase over time. And if you make smart and well-timed purchases, both rents and asset values can increase at well above the rate of inflation.
Another way to generate passive income is to invest and be a silent partner in a business. This is very risky, but with risk comes the potential for high returns. For example, several years ago both Lyft and Uber were looking for private investors to invest in their companies. Today, they are worth billions - but you as an investor would only reap that benefit if they go public via an IPO, or get acquired. So, it's risky.
After employment, I think that most individuals gain income diversification through investing.  It is important to look at why we invest: because at some point we plan on using this money for something.  For most, it is saving for retirement, and the investing is done through vehicles, such as a 401(k) or IRA.  But investing is not just about stashing money away for a rainy day – that is what an emergency fund is for.  Investing is about having enough capital to generate income.

People get sucked into wealth and profits and become influenced joiners from the use pressure tactics.
When I purchase an existing online business, I look for cash flow over the past year and where the money comes from. I want the sources to be more passive so that it does not take a lot of my time. Also, typically I will make an offer that is 18 – 24 months of profit so that I know that I will get my money back within the next two years. I hope that helps!

Blogs and authority websites are different than niche websites, because they generally imply on-going content generation.  Sure, I could stop writing on this blog today and let it sit forever, but that’s not the intention of the blog.  Furthermore, blogs and authority websites tend to include a community or social aspect.  We have Facebook pages and Twitter accounts (can someone explain to me why the hell I haven’t made a Facebook page yet?), and we discuss various topics in the comments of each article or blog post.  Although SEO does affect traffic, community is more important.

I’m still a big fan of InfoBarrel, Eric, even though I haven’t been able to write much. With what I am earning there, I’ve actually shifted to outsourcing quite a bit of content…call it a “respite” from writing, I had just needed a break. A lot of people don’t even know about my life insurance business, but it’s a huge part of my success. Like my other big projects, however, I started it to help people. Do you really want to spend your limited time nursing more than one stream of income? Happiness has more to do with balancing life than making tons of money.
