Stock dividends: Some stocks, especially stocks from big corporate standouts, pay dividends to shareholders based on the number of shares they own, and the percentage of the stock price on the dividend date. For example, if a company pays out 3% on a stock that's trading at $100 per share, you'll earn $3 for every share of that stock you own. Why is it the norm to have 1 source of income to pay for 15 expenses (mortgage, student loans, rent, food, phone, utilities, car note and etc). Real estate crowdsourcing allows you to surgically invest as little as $5,000 into a residential or commercial real estate project for potentially 8 – 15% annual returns based off historical data. Such returns are much better than the average private equity, CD, bond market, P2P lending, and dividend investing returns. With P2P lending, borrowers can sometimes default and leave you with nothing. At least with real estate crowdsource investing, there’s a physical asset that’s backing your investment.

Maybe such a business is owning a McDonald’s franchise or something. If one has the capital (Feasibility Score 2), then the returns might be good (Return Score 6). But the Risk Score is probably under a 5, b/c how many times have we seen franchise chains come and go? Like, what happened to Quiznos and Jamba Juice? A McDonald’s franchise was $500,000… probably much more now?
The second most common stream is investment income, primarily either bonds which pay out yearly, or dividends. Depending on capital invested, some people see the various companies they are invested in as different streams of income. However since the bond market and stock market tend to impact all of the investments in those markets, I think of those as seperate: I treat divident stocks altogether as a single stream of income, as well as bonds.
Flynn, who blogs at Smart Passive Income and discusses his secrets at the Smart Passive Income podcast, defines passive income as “building online businesses that take advantage of systems of automations that allow transactions, cash flow and growth without requiring a real-time presence. We don’t have to trade our time for money one to one. Instead, we invest our time upfront, creating valuable products and experiences for people, and we reap the benefits of that time invested later,” he says, adding, “It’s not easy. I just want to make sure that’s clear.”
As interest rates have been going down over the past 30 years, bond prices have continued to go up. With the 10-year yield (risk free rate) at roughly 2.55%, and the Fed Funds rate at 1.5% (two more 0.25% hikes are expected in 2018), it’s hard to see interest rates declining much further. That said, long term interest rates can stay low for a long time. Just look at Japanese interest rates, which are negative (inflation is higher than nominal interest rate).
The remaining are side businesses that you either own, or co-own, and hire someone to run the day to day leaving you free to peek in on them. This can include rental income, a drop shipping business, a landscaping business, cleaning service, managed services, pet sitting, car wash, laundromat, etc. Many of these take some effort to get going but once you get the momentun in the business, its a few hours a week to look after them. Many of the easiest ones to start have the lowest margines, and each one may only yield a net profit of $30-$50k per year. Maybe not enough to quit your day job (depending on your current salary), but three of four of them together can yeild some serious income.  The caveat here is to make sure those side businesses are diversified. Having three retail businesses is not the same as having a rental property, a service company, and an online store. Remember the point here is that you want to have some income regardless of short term shocks to the economy.
Real-estate crowdfunding ($9,600 a year): Once I sold my SF rental, it was natural to reinvest some of the proceeds into real-estate crowdfunding to keep sector exposure. I didn't invest a lot in some of my favorite real-estate investment trusts because I felt a rising interest-rate environment would be a stronger headwind for REITs. But if I could be more surgical with my real-estate investments by identifying specific investments in stronger employment-growth markets, I thought I could do better.

Thanks for the great article…although I have to point out many of the items listed are not passive but active, such as selling bodily fluids, writing blogs or resumes, and collecting bottles and cans. To be truly passive, the income source must require no effort on your part (after initial setup). Real estate, dividends, P2P lending…these are truly passive income sources.

I own several rental properties in the mid west and I live in CA. I have never even seen them in person. With good property management in place (not easy to find but possible) it is definitely possible to own cash flowing properties across the country. Not for everyone and not without it’s drawbacks, but it seems to be working for me so far. I’m happy to answer any questions about my experience with this type of investing.
Think about it.  If you are saving for retirement, you are trying to save enough in investing to generate enough income to replace your primary salary.  Let’s take my friend’s example above: $50,000 a year.  To generate $50,000, you would need to have almost $1,700,000 saved, and be able to generate a 3% cash flow on that money (which is reasonable if invested in dividend paying stocks).

Haha, that is too funny. I wanted to make an app back in the day called “MyShares” (You can probably tell how I cam up with the name at the time). The idea was that I would loan out books and DVD’s and then would never get them back. Then I thought, how cool would it be if I could rent those items out and that would motivate people to bring them back. Obviously, books and DVD’s are cheap, so this isn’t the money maker. The idea that would probably make the most money would be things like tools, ATVs, etc.
You are also free to choose a fund that is based on any index that you want. For example, there are index funds set up for just about every market sector there is — energy, precious metals, banking, emerging markets — you name it. All you have to do is decide that you want to participate, then contribute money and sit back and relax. Your stock portfolio will then be on automatic pilot.

The Lake Tahoe property continues to be 100% managed by a property-management company. It feels amazing not to have to do anything. I can't wait to bring up my boy this coming winter to play in the snow! I could go up this winter, but I want him to be able to walk and run comfortably before he goes. First: I understand why you would say that such investments are restricted to only accredited investors, because generally, that’s true. There are means, under federal securities regulations and Blue Sky laws in each state, to sell interests to non-accredited investors – but usually those means are so heavily regulated and involve disclosures so similar to cumbersome registration requirements that it is not worth it for the seller to offer to non-accredited investors.
It’s outdated as far as referencing information contained within. It’s just detailed enough to make you feel like your getting some good information but in reality since the links don’t work your really getting nothing except some information that you then have to find detailed answers elsewhere, to bad they turned off their website with that supposed information. I also emailed the company for links for these detailed answers that they left me wondering and they never replied. I would pass on this book unless you want to get a general idea of some things to look at doing but they are not worth the read since they failed to uphold their website that had more information.

One cash flow - say a salary or profit from a business - will not provide security in all times. On the other hand, multiple cash-flows provides stability and security. If you are an expert in some area, which you think can be taught to others by creating a course out of it, you can always sell it on udemy.com or skillshare.com and make money on the fees recieved by the students. So if you are an expert on cooking, Yoga, SEO , Designing, MS Excel, Java, Python … whatever.. Create a nice rich course , record your videos and done ! .. You can tie up with these websites and then earn a lot money. Just understand those models and work on it.
